Central Texas Housing Market Stabilizing

Let’s look at the January 2026 Housing Report released by Austin Board of Realtors (ABOR) for the greater Austin metro area. Leading indicators like Pending Sales and Average Days on Market show that the housing market is quietly gaining momentum as we head into the spring. Pricing is mostly flat, and there are no dramatic shifts in any of the metrics.

Per ABOR from the video below, “pending sales climbed 10.1% year over year and surged more than 23% from December, while inventory declined compared to last year as buyers absorb new listings”

The Takeaway: If you’ve been waiting for “stability” before buying or selling, we are officially in it. We aren’t seeing the bidding wars of 2021, but well-priced homes are starting to move efficiently.

Note that the trends mentioned are year-over-year, meaning that they are comparing Jan2026 to Jan2025.
